How Much Equity Do You Need to Move Up in Mansfield, TX?
A lot of Mansfield homeowners sit on more equity than they realize, and never take the next step simply because they've never sat down and done the actual math. If you bought your current home even a few years ago, it's worth taking a real look at your numbers before assuming a move up to a bigger home, or into new construction, is out of reach. This is one of my favorite conversations to have with clients, because the answer is so often better news than they expected.
What Equity Actually Is
In the simplest terms, your equity is the difference between what your home is worth today and what you still owe on your mortgage. If your home is worth $500,000 and you owe $320,000, you have roughly $180,000 in equity. That number moves in two directions over time: your mortgage balance goes down a little with every payment, and your home's value can go up as the market shifts. In a growing area like Mansfield, both of those forces have been working in a lot of homeowners' favor.
What Determines How Much You'll Need
There's no single number that applies to everyone, because it depends on a handful of personal factors:
- Your target price range. Moving from a $400,000 home into a $700,000 home requires a different equity picture than moving from $500,000 into $650,000.
- Selling costs on your current home. Real estate commissions, closing costs, and any repairs or staging you take on will all come out of your sale proceeds before that money becomes your next down payment.
- Your remaining mortgage balance. This is the amount that gets paid off at closing before you see a dime of your equity.
- How much down payment you want to bring to the next home. Some move-up buyers want to put down 20 percent again, others are comfortable with less if it means getting into the right home sooner.
Once you know your target price and your rough selling costs, the math becomes a lot more concrete than it feels at the start.
The Fastest Way to Know Your Real Number
Guessing your home's current value from what a neighbor's house sold for, or from an app estimate, is a common way people talk themselves out of moving up too early. If You're a Little Short
Not having quite enough equity for your dream move-up home yet doesn't necessarily mean waiting years. A few options worth discussing with your lender and with me:
- Timing your sale and purchase to overlap, so your sale proceeds fund your next down payment directly.
- A smaller move up now, into a home that still meaningfully improves your situation, with a second move down the road once more equity has built.
- A HELOC or bridge financing option, which some lenders offer to help buyers access equity before their current home officially closes.
These are conversations best had with both your lender and me together, since the right path depends on your full financial picture, not just your home equity in isolation.
Equity Isn't Just for Moving Up
This same math matters just as much for downsizers. If you're in a larger home that's become more house than you need or want to maintain, your equity may fund a smaller, newer home in Mansfield with far less upkeep and money left over besides.
